CRITERIA FOR RENTAL SELECTION


1. Six (6) months current employment with the same employer OR One (1) year with previous employer OR Pre-pay Security Deposit and First and Last months rent.

*Employment must be permanent and not through a Temporary Agency.
*SSI – must be employed.
* SSDI, Retired or Full-time students must meet all other criteria listed below.  

2. Nineteen (19) years of age or older – must have strong references. 

3. Maximum residents are two (2) people in a 1-bedroom apartment OR three (3) adults OR four (4) people (2 adults + 2 children) in a 2-bedroom apartment. 

4. Monthly Gross Income Requirements: (1) Bedroom $1,200, (2) Bedroom $1,400.
*Child Support will not be included in minimum income requirements.
*People with bank account balances of $25,000 or more will be considered even if they do not meet the minimum monthly income requirements.

5. Credit Requirements:
*Credit Report + Income must show ability to pay rent plus existing debts.
*If Credit Collections and/or P&L Write-offs exceeds $5,000, first and last month's rent and Security Deposit will be required. *Credit Collections should not be owed to rental or utility companies.
*A Bankruptcy will be considered, especially if a good payment history has been established since the bankruptcy.

6. Evictions will be considered. No evictions in the last 12 months. One eviction in the last 3 years will be accepted with first and last month's rent and Security Deposit. Evictions more than 3 years old will be accepted.

7. No felony convictions within the past five (5) years. After five years, non-violent, non-drug related, non-sex related felonies will be considered if a strong credit, employment, and rental history has been established. 

8. Dogs and bunnies are not permitted. Cats kept indoors that are spayed or neutered and de-clawed are permitted with extra fees.

9. Security Deposit OR first or last month's rent can be subsidized and must be paid with Cash, Money Order or Certified Bank Check.

10. Co-signers will be accepted for full-time students only if they meet all criteria.

11. Subsidized housing will no longer be accepted.

12. The Primary Lease Holder must have valid social security number with proof of U.S. citizenship, U.S. government issued identification Or Green Card.
