1. Six (6) months current employment with the same employer OR One (1) year with previous employer OR Pre-pay Security Deposit + First and Last Month's rent.
2. Nineteen (19) years of age or older – must have strong references.
3. Maximum residents are two (2) people in a 1-bedroom apartment OR four (4) people in
a 2-bedroom apartment.
4. Monthly Gross Income Requirements:
1 Bedroom - $1,100
2 Bedroom - $1,300
5. Credit Requirements:
* Credit Report + Income must show ability to pay rent plus existing debts.
* Credit Collections and/or P&L Write-offs must not exceed $5,000.
* Credit Collections should not be owed to rental or utility companies.
* A Bankruptcy will be considered , especially if a good payment history has been established since the bankruptcy.
6. No evictions within the past five (5) years.
7. No felony convictions within the past five (5) years. After five years, non-violent, non-drug related, non-sex related felonies will be considered if a strong credit, employment, and rental history has been established.
8. Cats kept indoors that are spayed or neutered and de-clawed are permitted with extra fees.
9. Security Deposit AND first or last month's rent can not be subsidized and must be paid with Cash, Money Order or Certified Bank Check.
10. Full-time students may rent with an eligible co-signer. They must show proof of full-time status as well as financial aid or other rental/living assistance.
11. Subsidized housing is no longer accepted.
