Effective: December 18, 2009 CRITERIA FOR RENTAL SELECTION 1. Six (6) months current employment with the same employer OR One (1) year with previous employer OR Pre-pay Security Deposit and First and Last months rent. 2. Twenty-one (21) years of age or older – must have strong references. 3. Maximum residents are two (2) people in a 1-bedroom apartment OR three (3) adults OR four (4) people (2 Adults + 2 Children) in a 2-bedroom apartment. 4. Monthly Gross Income Requirements: (1) Bedroom $1,300, (2) Bedroom $1,500. 5. Credit Requirements: 6. Evictions will be considered. No evictions in the last 12 months. One eviction in the last 3 years will be accepted with first and last month's rent and Security Deposit. Evictions more than 3 years old will be accepted. 7. No felony convictions within the past five (5) years. After five years, non-violent, non-drug related and non-sex related felonies will be considered if a strong credit, employment and rental history has been established. 8. No dogs or bunnies are permitted. Cats kept indoors, spayed or neutered and de-clawed are permitted with additional fees. 9. Security Deposit OR First/Last Month's Rent can be subsidized and must be Paid with Money Order, Certified Bank Check or Cash. 10. Co-signers will only be accepted for full-time students if they meet all criteria. 11. Subsidized housing will no longer be accepted. 12. The Primary Lease Holder must have valid social security number with proof of U.S. citizenship, U.S. government issued identification Or Green Card.
