Effective: December 18, 2009 CRITERIA FOR RENTAL SELECTION 1. Six (6) months current employment with the same employer OR One (1) year with previous employer OR Pre-pay Security Deposit and First and Last months rent. 2. Nineteen (19) years of age or older – must have strong references. 3. Maximum residents are two (2) people in a 1-bedroom apartment OR three (3) adults OR four (4) people (2 Adults + 2 Children) in a 2-bedroom apartment. 4. Monthly Gross Income Requirements: 1 Bedroom $1,300 2 Bedroom $1,500. 5. Credit Requirements: 6. Evictions will be considered. No evictions in the last 12 months. One eviction in the last 3 years will be accepted with first and last month's rent and Security Deposit. Evictions more than 3 years old will be accepted with no extra deposit. 7. No felony convictions within the past five (5) years. After five years, non-violent, non-drug related and non-sex related felonies will be considered if a strong credit, employment and rental history has been established. 8. Dogs or bunnies are not permitted. Cats kept indoors, spayed or neutered and de-clawed are permitted with additional fees. 9. Security Deposit OR First/Last Month's Rent can be subsidized and must be paid with Money Order, Certified Bank Check or Cash. 10. Co-signers will be accepted for full-time students only if they meet all criteria. 11. Subsidized housing will no longer be accepted . 12. The Primary Lease Holder must have valid social security number with proof of U.S. citizenship, U.S. government issued identification Or Green Card.
